Corporate lets allows us to work with landlords to maximise the potential of their property. We lease the property from the landlord for a fixed period, typically 3-5 years, and then rent it out to tenants, often as shared accommodation or a serviced accommodation unit.

They receive a guaranteed rent each month, regardless of whether the property is occupied or not, and we take on the responsibility of maintenance and tenant issues. Corporate Letting FAQ’s

What exactly is a Corporate Let agreement?

It’s a rental agreement between the landlord and the company – we (the company) act as the tenant instead of an individual. We rent the property, for the purpose of providing short-term and long-term accomodation to our guests – the purposes for renting out the property are discussed and can be amended to suit the landlord. Typically, we aim to use the rental properties as a shared accommodation, as this is our way of by creating more affordable, high-quality housing for working professionals.

Who will be staying in my property?

We target working professionals who are in the area for working purposes. Full ID checks and screening processes are conducted on the tenants/guests staying at the property, and their reasons for staying are clarified before any booking is confirmed. This gives us peace of mind, and ensures that we are fully aware of the individuals and their reasons for staying at the property.

Who looks after the property and what if it gets damaged?

We take care of the maintenance of your property, covering the costs of bills and minor repairs. We hire professional cleaning teams to ensure that the property is kept to the standard that we received it in, and so that our guests are satisfied and comfortable during their stay.

What happens if the property is not occupied?

As this is a corporate let agreement, the rent received is fixed for the number of years stated in the contract. The landlord will receive their rental income each month, regardless of whether the property is occupied or not. This means no void periods or late payments, and a steady stream of consistent, predictable income each month.

I’m concerned about the rental payments. What happens if the company doesn’t pay the rent?

As the landlord will be dealing with a company, the process to deal with unpaid rent is a lot more straightforward. Compare this with an individual not paying the rent on a standard AST contract, the individual has squatter’s rights meaning that the process to evict them is often drawn out into lengthy court processes. This is not the case with a corporate let agreement, if the rent is left unpaid the contract will be void and the landlord gets their keys back.

Isn’t this subletting?

The use of corporate lets is not subletting. Subletting is the tenant renting out the property without the landlord’s permission.
